Window hardware lifespan

Hinges, seals & hardware lifespan

The frame is rarely the first thing to go. Long before a window is truly worn out, its small moving parts — the hinges, handles, locks and seals — reach the end of their working life. The good news is that these are consumable, serviceable components. Renew them, and a window that felt tired can work like new for another decade.

How long each part lasts

Typical working life of window hardware and seals
Component Typical life First sign of wear
Weather seals / gaskets 10–15 years Draughts; the rubber feels hard or shrunken
Friction hinges / stays 10–20 years The sash drops, sticks or feels loose
Handles & espagnolette locks 15–25 years Stiffness, or a handle that needs forcing
Sealed glass units 15–25 years Misting between the panes

Seals: the cheapest fix, the biggest gain

Weather seals harden and shrink faster than anything else on a window, which is why a ten-year-old frame can feel draughty while looking perfectly sound. Replacing a gasket is inexpensive and often possible without removing the sash. If you can feel cold air around a closed window, this is almost always where to start — our guide to weatherproof windows explains how to trace the leak.

Service before you replace

Most hardware complaints are cured with a service rather than a swap. A little light oil on the hinges, the right grease on the locking points, and a check that everything closes square will keep the mechanism going for years — the routine is set out in our window maintenance schedule. When a part genuinely fails, remember most hinges, handles and locks are standard sizes, so a registered fitter can source and fit a replacement quickly. You can compare local installers to find one who carries out repairs as well as replacements.

When hardware failure means the whole window

Occasionally the hardware is trying to tell you something larger. If handles keep failing because the frame has dropped out of square, or seals will not hold because the profile has distorted, the sensible money goes on replacement rather than repeated repairs. Our hub on when to replace your windows helps you judge the tipping point, and if cost is the concern you can look at the funding routes for your property type, where £0-upfront options may be available for those who qualify, subject to eligibility and a home survey.
